In 2010, Sawgrass Village was a 140,934 sf retail/office project (retail 115,934 sf/office 25,000 sf) shopping center. The overall redevelopment of the 30-year old property was planned with Phase II of the redevelopment being completed in 2016. After completely rezoning the project to allow for a mixed-use asset, the new zoning of Sawgrass Village allows for retail, office and hospitality, while providing for increased density, internal access from A1A to PGA Tour Boulevard, redesign of the property layout, changing of the architectural aesthetics, as well as demolition and rebuilding of over 80% of the property.

The 2017 Sawgrass Village is currently a 140,220 sf shopping center, anchored by Publix and CVS Pharmacy.

Sawgrass Village is located at the intersection of Highway A1A and PGA TOUR Boulevard, in the resort community of Ponte Vedra Beach, Florida, one of Florida’s most affluent and prestigious recreational and residential destinations. Ponte Vedra Beach is a seaside community located 18 miles southeast of downtown Jacksonville, south of J. Turner Butler Boulevard, and 24 miles north of St. Augustine. The center sits at the gateway entrance of THE PLAYERS Championship “TPC” Golf Tournament that is played annually on the renowned TPC Sawgrass Stadium Course. The World Headquarters for the PGA TOUR, the Champions Tour and the Association for Tennis Professionals are all based in Ponte Vedra Beach adjacent to Sawgrass Village.

REDEVELOPMENT – PHASE I & II

Phase I redevelopment of Sawgrass Village began in January 2013 with the demolition of the existing 39,000 sf Publix store. Other structures at the property were demolished to make way for the alignment of a new Village Main Street drive. Redevelopment of Phase I was completed in January of 2014. Highlights include the addition of a new “prototype” Publix Grocery Store (49,098 sf), CVS Pharmacy (13,045 sf), and a covered patio for dining al fresco at Caffé Andiamo, a local favorite Italian restaurant, along with 16,000 sf of boutique shops fronting Village Main Street and the creation of a new internal street improving pedestrian and vehicular access as well as visibility throughout the center.

Phase II of the redevelopment commenced in February 2015 with the demolition of the three office buildings and site work enhancements on Village Main Street, Front Street and Tourside Drive. Demolition of the office buildings and lakefront shops made way for two new high profile lakefront restaurants. With the creation of a new entrance off PGA TOUR Boulevard at Village Main Street, expanded parking fields, a new ABC Fine Wine & Spirits facility, and the addition of three new retail buildings totaling 45,000 sf of boutique shops and service retail merchants, consumers now stroll the streets and sidewalks of this unique and irreplaceable retail asset. A new Publix, CVS, Aqua Grill, and Nona Blue; along with a new outdoor dining experience at Andiamo’s, coupled with the addition of quality boutique merchants such as Chico’s, bluemercury, J Turner & Co., Mon Amie Boutique, Scout & Molly’s, Carla Shoes, Pineapple Post, and a “world class” fine art studio, Cutter & Cutter, create the “new town square” of Ponte Vedra Beach. Today, consumers experience a walkable, vibrant, exciting “people place” that brings a true commercial shopping district to the Ponte Vedra Beach community.
